Jenny Jenny AI, a service provided by Realty Stars, Inc ("Company," "we," "us," or "our"), provides an AI-powered communication platform that enables property owners (including FSBO sellers), licensed real estate professionals, and related service providers ("Account Holders") to manage inbound calls and messages regarding property listings through the platform (the "Service").
Consumers, prospective buyers or renters, and other third parties ("Inquirers") may interact with the Service only in connection with a specific property listing. The Company provides technology services only and does not act as a real estate broker, agent, lender, or representative in any transaction.
By using the Service, you consent to the data practices described in this policy. If you do not agree with the terms of this Privacy Policy, please do not access or use the Service.
2. Information We Collect
Information we collect may relate to Account Holders and to Inquirers who contact a listing through the Service.
2.1 Information You Provide
- Account Information: Name, email address, phone number, and (if applicable) brokerage or company name, professional license information, and payment details when you create an account or subscribe
- Profile Data: Headshot photos, professional bios, and contact preferences you add to your Account Holder profile
- Listing Data: Property addresses, descriptions, pricing, photos, MLS identifiers, and other listing details you import or enter
- Communications: Messages, support inquiries, and feedback you send to us
2.2 Information Collected Automatically
- Call Data: Inbound call recordings, transcriptions, caller phone numbers, call duration, and timestamps for calls handled by Jenny. This includes information collected from Inquirers who call a listing
- SMS Data: Text message content, phone numbers, and timestamps for SMS conversations facilitated by the Service. This includes message content from Inquirers who text a listing
- Caller Intelligence: Caller names, contact information, property interests, buying timeline, and financing preferences extracted from call and SMS interactions
- Usage Data: Log data, IP addresses, browser type, pages visited, time spent on pages, and other diagnostic data
- Device Information: Device type, operating system, and unique device identifiers
2.3 Information from Third Parties
- Broker Data: Property listing information obtained from brokers, agents, property owners, or other authorized data providers, which may include but is not limited to Multiple Listing Services
- Payment Processors: Transaction confirmations and billing information from our payment partners
3. How We Use Your Information
We use the information we collect to:
- Provide, operate, and maintain the Service
- Answer inbound property listing calls and SMS inquiries using our AI assistant
- Generate and deliver caller intelligence cards, call summaries, and notification alerts
- Send SMS messages including Digital Property Cards, tour scheduling links, and inquiry notifications to agents and loan officers
- Process subscriptions and payments
- Improve and personalize the Service, including AI response quality
- Communicate with you about your account, updates, and support
- Detect, prevent, and address technical issues, fraud, or abuse
- Comply with legal obligations
We process any sensitive personal information solely for the purpose of providing the Service and do not use such information for cross-context behavioral advertising.
4. How We Share Your Information
We may share your information in the following circumstances:
- With Linked Account Holders: Inquirer information is shared with the Account Holder(s) associated with the property listing (for example, the listing agent, FSBO seller, and/or loan officer), as this is core to the Service's functionality
- Service Providers: We share data with trusted third-party vendors who assist in operating the Service, including:
- Telephony and messaging providers (e.g., Twilio)
- AI and language model providers (e.g., Anthropic, OpenAI)
- Speech processing providers (e.g., Deepgram, ElevenLabs)
- Cloud hosting and database providers (e.g., Supabase)
- Payment processors (e.g., Stripe)
- Legal Requirements: We may disclose your information if required by law, court order, or governmental regulation, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others
- Business Transfers: In connection with a merger, acquisition, or sale of all or a portion of our assets, your information may be transferred as part of that transaction
We do not sell or share your personal information to third parties for cross-context behavioral advertising purposes as those terms are defined under applicable California law.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
SMS messaging: by texting one of our numbers you consent to receive text messages from Jenny Jenny AI and the associated real estate agent or team. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out at any time.
5. Call Recording Disclosure
All inbound calls to Jenny-enabled listings are recorded and transcribed. The AI assistant informs callers at the beginning of each conversation that the call may be recorded. Recordings are used for:
- Generating caller intelligence and call summary reports for subscribed agents
- Improving AI response quality and accuracy
- Quality assurance and dispute resolution
Call recordings are stored securely and access is restricted to the account holder(s) associated with the listing and authorized Company personnel.
The Company does not use call recordings to create biometric identifiers or voiceprints.
6. Important Notices for Inquirers
If you are an Inquirer (a consumer, prospective buyer, renter, or other third party interacting with a listing through the Service), please be aware:
- The Service provides automated responses based on listing information and does not provide real estate, legal, or financial advice
- Inquirers should verify important details with the listing agent or property owner and consult qualified professionals as needed
- The Company does not make decisions about eligibility, financing approval, or transaction terms
7. Data Retention
We retain your personal information for as long as your account is active or as needed to provide you the Service. We may also retain and use your information as necessary to comply with legal obligations, resolve disputes, and enforce our agreements. Specific retention periods include:
- Account data: Retained until account deletion is requested
- Call recordings and transcripts: Retained for the duration of the associated listing subscription and for up to 180 days thereafter, unless a longer retention period is required by law
- SMS conversations: Retained for the duration of the listing subscription and for up to 180 days thereafter, unless a longer retention period is required by law
- Billing records: Retained as required by applicable tax and financial regulations
8. Data Security
We implement commercially reasonable technical and organizational measures to protect your personal information from unauthorized access, alteration, disclosure, or destruction. These measures include:
- Encryption of data in transit using TLS/SSL
- Secure database hosting with row-level security policies
- Access controls and authentication for all administrative functions
- Regular security assessments and monitoring
However, no method of transmission over the Internet or electronic storage is 100% secure. While we strive to protect your information, we cannot guarantee absolute security.
